How is this different from the Rapid Diagnostic?+
BMS Health Check is BMS-specific and remote-heavy: point list, trends, alarms, schedules, setpoints. 1 week delivery, $2,500. Rapid Diagnostic is broader and includes a 2-3 hour on-site walk plus 24-month utility bill analysis and rebate program eligibility check. Same $2,500 price, 2-3 week delivery, 3x money-back guarantee. Pick BMS Health Check if you know your BMS is the primary concern. Pick Rapid Diagnostic if you want a broader operational picture.
Do we need to give you full BMS access?+
Read-only access is ideal. Most of the analysis is done remotely from your BMS front-end via a screen-share or read-only login. If your operator can't grant remote access, we work from exported trends + point lists + screenshots emailed to us. Slower but doable.
What if we have an unusual BMS vendor?+
MER has 10 years hands-on Alerton experience. For Siemens, JCI, Honeywell, Distech, and other platforms, we work vendor-neutrally from your existing front-end. The diagnostic patterns are the same regardless of vendor: setpoint drift, override buildup, disabled resets, alarm floods, dead points, orphaned schedules.
What's in the fix list?+
Ranked by impact and owner-actionable. Top items are usually setpoint corrections, schedule fixes, sensor replacements, alarm re-tuning, and reset schedule re-enablement. Each item has an estimated implementation cost band and expected impact. You can hand the list to your controls contractor for a bid, or engage MER for a Plant Optimization Sprint to execute.
Can we implement fixes ourselves?+
Yes. The fix list is written to be owner-actionable. Simple items (schedule corrections, setpoint changes, alarm re-tuning) your operator can do directly. More complex items (sequence changes, reset schedule re-programming) usually need your controls contractor or a Plant Optimization Sprint.
What if we want to execute after the diagnostic?+
The $2,500 fully credits toward a Plant Optimization Sprint if you proceed within 90 days. Sprint pricing starts at $8k depending on which system. If the Health Check reveals multiple systems need work, we scope a combined Sprint or point you to specific single-system sprints.
Do you handle hospitals?+
Yes. Every recommendation respects ASHRAE 170 minimums as hard floors. Nothing takes an OR, patient room, isolation room, imaging, or lab space below its code-mandated air changes or outdoor air minimums. See /healthcare for hospital-specific detail.
How does this fit with LL87 retro-commissioning?+
The Health Check surfaces the same class of operational issues that a formal LL87 retro-commissioning report identifies: drifted setpoints, disabled resets, schedule mismatches, override buildup, alarm floods. Running the Health Check before an LL87 filing means the auditor's ECM list reflects real capital opportunities instead of unfixed operational drift. The Health Check itself is not an LL87 filing (LL87 requires a Qualified Retro-Commissioning Agent per 1 RCNY §103-07). MER pairs with a QRCA when formal LL87 filing is in scope.
