Scope & delivery notes
  • Pricing assumes typical NYC building scope (single building, 25k-250k sqft). Portfolios, campuses, buildings over 250k sqft, and complex mixed-use with more than three interacting systems are scoped separately.
  • Regulated deliverables that require a licensed stamp (LL87 Energy Efficiency Reports, LL97 annual emissions reports and pathway filings) are delivered in collaboration with the appropriately licensed professional. LL87 has two halves: the ASHRAE Level 2 audit is signed by a licensed Professional Engineer or Registered Architect, and the retro-commissioning report is signed by a Qualified Retro-Commissioning Agent (per 1 RCNY §103-07). LL97 filings are signed by a licensed Professional Engineer or Registered Architect. MER's CMVP-signed analysis and report preparation are delivered directly; the licensed stamps are the compliance layer.
  • Site walks and travel within NYC are included. Outside NYC billed separately at cost.
  • Independence guarantee. Every deliverable is IPMVP-compliant and independent of any equipment vendor, ESCO, or manufacturer. If a recommendation ever favors a specific vendor, we'll tell you why in writing.
